Those black streaks are algae
The dark streaks running down so many Florida roofs aren’t dirt or mold from the shingles — they’re a type of algae that thrives in humid weather. On asphalt shingles it can feed on the limestone filler in the shingle, and it spreads across the roof over time. Left alone it makes the house look older, and moss and lichen can follow in shaded spots.
Why we never pressure wash a roof
High-pressure water strips the protective granules from asphalt shingles and can crack, chip or dislodge tile. That’s why our roof work is soft wash only: a cleaning solution applied at low pressure that kills the growth, followed by a rinse.
Roofs we clean

How the job goes
- Walk-through. We look at the roof with you and agree on scope, including gutters, screen enclosures and landscaping below.
- Soft-wash treatment. The roof is treated at low pressure, working section by section.
- Rinse. Surfaces below the roofline are rinsed down.
- Final walk-through and photos. We review the result with you and photograph before and after.
What to expect
Most of the staining is gone the day of the cleaning. Heavy, long-established growth can keep fading over the following days and weeks as rain rinses away what’s left — that’s normal with soft-wash roof cleaning. How long a roof stays clean depends on shade, nearby trees and how much moisture the roof holds.

Roof cleaning questions
Can roofs be pressure washed?
Not safely. High pressure can strip shingle granules and crack or dislodge tile. We clean roofs with a low-pressure soft wash only.
Why do some streaks fade after the cleaning instead of disappearing immediately?
The treatment kills the algae, but heavy, older growth can take some rain to rinse completely off the roof. Gradual fading over the following days or weeks is normal.
Will you need to walk on my roof?
It depends on the roof’s pitch, size and material. We’ll tell you how we plan to reach it when we look at the job.
