Why driveways go dark in Florida
Concrete is porous. Humidity, sprinkler overspray and shade let algae and mildew settle into it, tires leave marks, and trees drop leaves and berries that stain. The result is the patchy gray-black driveway that makes a house look tired.
How we clean a driveway
Flat concrete is cleaned with a rotary surface cleaner rather than a wand alone. A surface cleaner holds the spray at a fixed height over the concrete, which gives an even result without the zebra stripes you get from waving a wand back and forth. Edges, steps and corners are then detailed by hand and the area is rinsed. Our rigs can run hot water, which helps with greasy residue.

Stains that need more than washing
Oil, rust (often from irrigation water or fertilizer), paint and tire marks are different from algae. They may need separate spot treatment and sometimes only lighten. We’ll be straight with you about what’s likely to come out.
Pavers?
Washing pavers can loosen joint sand. If your driveway is pavers, ask about cleaning and sealing together.

Driveway cleaning questions
How often should a driveway be cleaned?
In Florida, many driveways start to darken within a year, sooner in shade or near sprinklers. Once a year is a common rhythm; clean it when it starts to look dingy or gets slick.
Can you remove oil and rust stains?
Often they can be improved, but they need spot treatment separate from the wash and some will only lighten. We’ll tell you what to expect for your stains.
Will pressure washing damage my concrete?
Concrete handles a surface cleaner well. The risk comes from holding a narrow wand tip too close, which can etch the surface — one reason we use surface cleaners on flatwork.
